Position Summary:

The Assistant Residential Estimator & Analyst supports the evaluation, planning, and execution of Chinburgs single-family residential communities. This role identifies viable housing opportunities by analyzing market trends, pricing data, subdivision requirements, and construction costs to recommend optimal home products and layouts.

The position is responsible for preparing detailed construction estimates, performing plan take-offs, coordinating subcontractor bids, and supporting cross-functional teams with financial and construction budgeting. The role also manages the single-family residential permitting process and assists with subcontractor relationships and pre-qualification. Strong analytical skills, attention to detail, and clear communication are essential to success.


Key Responsibilities:

Plan Reading & Analysis

  • Review and interpret civil, architectural, structural, and MEP construction documents to fully understand scopes of work.
  • Provide written plan review commentary and design feedback.
  • Perform detailed plan take-offs using industry-standard software (e.g., Bluebeam), extracting quantities, dimensions, areas, and material data for estimating and historical reference.

Market & Land Analysis

  • Conduct market research in collaboration with Chinburg Realtors to evaluate sales performance, pricing trends, and buyer preferences within Chinburgs service areas.
  • Analyze land parcels and subdivision characteristics to recommend appropriate single-family home types and configurations aligned with market demand and community design objectives.

Product Planning & Estimating

  • Develop conceptual product plans for single-family homes, including lot layouts, floor plans, and feature sets tailored to specific markets.
  • Prepare detailed construction cost estimates using current labor, material, and subcontractor pricing.
  • Develop subdivision specifications prior to launch to support pricing and estimating accuracy.
  • Coordinate and respond to residential bid requests, providing timely budget estimates that support sales efforts.
  • Maintain and update a Residential Construction Actual Cost Database using data exported from Chinburgs project management systems.
  • Track labor and material cost trends and apply appropriate escalation to historical cost data.

Cross-Functional Collaboration

  • Partner with Finance, Development, Sales, and Construction teams to communicate cost assumptions, pricing strategies, and feasibility analyses.
  • Provide data and insights to support underwriting, budgeting, and sales positioning for new residential communities.

Construction & Permitting Support

  • Prepare and submit permit applications for single-family homes.
  • Deliver detailed construction budgets to project teams.
  • Input construction costs related to selection and upgrade packages to ensure budget alignment.
  • Perform additional duties as assigned.

Qualifications and Skills:

  • Bachelors degree in Civil Engineering, Construction Management, Architecture, or related field.
  • Minimum of 2 years of estimating and/or project management experience.
  • Strong organizational skills with the ability to manage multiple priorities.
  • Excellent written and verbal communication skills.
  • Proficiency in Excel and standard word processing tools.
  • Ability to perform material take-offs from SD, DD, and CD documents and present information clearly and logically.
  • Working knowledge of CSI divisions and construction scopes.
  • Ability to read and interpret construction drawings at various stages of design.
